Finding the right place to call home is one of life’s most important decisions. If you’re exploring Specialist Disability Accommodation (SDA) options on the Central Coast, Enlarge Living is here to help you find a home where you can truly thrive.
Our purpose-built SDA homes across the region are designed for people with high support needs who want to live as independently as possible while staying connected to everything the coast has to offer.
Specialist Disability Accommodation is NDIS-funded housing specifically designed for people with extreme functional impairment or very high support needs. These aren’t ordinary homes but purpose-built properties with specialised features that help our residents live more independently while allowing support services to be delivered more effectively and safely.
SDA is different from other NDIS housing options. While Supported Independent Living (SIL) funding covers the cost of support workers and daily living assistance, SDA funding covers the physical building itself and the specialised features that make the home accessible and fit for purpose.
SDA properties are built to meet different needs through four specialised design categories. Understanding these categories will help identify which type of home best suits your individual requirements.
Improved Liveability homes provide enhanced physical access and features specifically designed for people with sensory, intellectual or cognitive impairments. These homes might include high-contrast surfaces for better visibility, open-plan layouts that allow support workers to maintain appropriate visual contact, minimised steps and level transitions, and thoughtful lighting and acoustics.
This category is ideal for those who need a home that reduces confusion, supports daily routines and makes navigation easier. The design considers how the environment can help residents feel more comfortable and function more independently in day-to-day life.
Fully Accessible SDA is designed for people with significant physical impairments who use wheelchairs or have high mobility support needs. These homes feature wide doorways and corridors throughout, accessible kitchens with adjustable benchtops, modified bathrooms with appropriate fixtures and space, slip-resistant flooring and step-free access to all areas.
Every element of these homes is carefully planned to remove physical barriers. For those who use a manual or powered wheelchair at home, or have significant physical challenges that make standard housing unsuitable, Fully Accessible design provides the freedom to move through living spaces independently and with dignity.
Robust SDA is purpose-built with enhanced structural resilience and safety features for people who may engage in property damage due to complex behaviours. These homes use reinforced walls and impact-resistant materials, secure fixtures and fittings that can withstand significant force, surfaces and finishes that are easy to maintain and repair, and enhanced safety features for both residents and support workers.
The goal of Robust design is to create a safe environment that can cope with challenging behaviours while minimising the need for repairs and reducing risks. For those who need a home environment that provides enhanced durability and security, this category offers that foundation while still maintaining a comfortable, liveable atmosphere.
High Physical Support SDA is designed for people with very high support needs who require extensive assistive technology and care infrastructure. These homes may include ceiling hoist systems for safe transfers, backup power supplies for critical medical equipment, home automation and communication technology, enhanced space for carers and medical equipment, and specialised bathroom and bedroom facilities.
This is the most specialised SDA category, designed to ensure the home can support complex care requirements while helping residents maintain as much independence as possible. The infrastructure in these homes allows for the delivery of intensive support services in a way that respects dignity and quality of life.
Enlarge Living doesn’t believe in one-size-fits-all solutions. Every person has unique needs, goals and dreams for their living situation. Whether a participant wants to be near the beach, close to family, or in a quieter neighbourhood these preferences guide the process.
Everything is considered: support requirements, personal interests, daily routines, social connections and lifestyle preferences. The goal is to match people with an SDA home that genuinely fits our participant’s life, not just their disability category.
As a provider offering both SDA and support coordination on the Central Coast, we understand how all the pieces of an NDIS plan fit together. Our team can help navigate the SDA application process, coordinate with existing support teams, connect participants with quality SIL providers and ensure a smooth transition into their new homes.
This integrated approach means fewer gaps in service and more consistency in care. At Enlarge Living we don’t just help find accommodation but help build a comprehensive support network that works seamlessly together.
The timeline varies depending on individual circumstances. Initial NDIS planning can take several months, and requesting SDA funding through a plan review follows existing review schedules. Once SDA funding is approved, Enlarge Living can typically move quickly to match participants with a suitable property.
Absolutely. Property visits (or virtual tours if more convenient) are encouraged. Seeing a home in person, understanding the neighbourhood and getting a feel for the space is an important part of making the right decision.
Whether you’re just starting to explore specialist disability accommodation or ready to find the perfect home for yourself or a loved one, our experienced team is here to help. We understand that this is a big decision, and Enlarge Living is committed to making the process as smooth and supportive as possible.
